Would you like to sell your house quickly and for cash? Here’s some good basic info about how you can sell a house fast for cash in Omaha this winter… and thankfully, it’s pretty simple.
It’s one thing to try and sell your house during the winter. Cold temps, snowy roads, and drafty rooms can sometimes make potential buyers just want to stay home where they’re warm, safe, and cozy! Talented real estate agents are always at work and might be able to find you a buyer who wants to purchase a home quickly but the need for financing can sometimes cause delays. But what if you want to sell fast, for cash in the next month or two? What can be done?
A Key Difference Between a Real Estate Agent and a Cash Buyer
Once you list with a real estate agent, they’ll schedule the photography for the marketing of your home, plan for some open houses and public viewings, and do their best to find a buyer for your home. In most cases, that buyer will need to get some sort of bank financing to purchase your property. As you may know, when a buyer needs to get bank financing, the process usually takes take time – sometimes weeks if not a month or two for the financing to be approved. You may end up having to wait to close until the grass is green this spring! A cash buyer, on the other hand, typically has financing lined up shortly after making their offer (if not before!) and they can therefore buy property more quickly because the cash or financing is more easily and readily available.
Finding a Cash Buyer
One way to attract a cash buyer is to sell your house yourself and market it “For Sale By Owner” (FSBO); so you take on the selling of the home without using a realtor. This is something you should definitely research extensively before you take this on! If you do decide to go this route for your home sale, you’ll need to specify that you’re only accepting cash offers, which will limit the number of people who can buy from you; most people just don’t have a lot of money in savings to pay cash to buy a house, and some of course will need to sell their current home first, in order to have the funds to put down on your home.
Another way to find a cash buyer is to look online for a “sell my house fast” buyer or “cash home buyer” website and reach out to those people or companies. Do your research first though before deciding to work with one. Look carefully at their website and testimonials. You can even ask if they have a reference or two whom they’ve worked with, someone you could talk with to hear directly about their experience in working with the company. You can also decide in advance if you’d like to do business with someone who will buy your house sight-unseen, which some homebuyers can and will do. Some sellers are comfortable with this while others aren’t.
Fortunately, we can help – Anna Buys Houses is a family-owned Omaha business, and as cash buyers, we typically have the funds available to buy a property quickly – and yes, we buy houses in Omaha even during the winter!
How Best to Work With a Cash Buyer
When you do find a cash buyer, they’ll most likely want to learn more about your house and its condition. They’ll probably want to meet you and see the property; if it fits their buying criteria, they’ll make you a cash offer, often within 1-2 days. In most cases (like when you work with us!), there’s absolutely no obligation to accept the offer, so you truly stay in control and can of course choose to either accept the offer or not.
If you do choose to accept a cash offer, you can usually let the cash buyer when you’d like to close; if they’re a professional company, they’ll make all the arrangements for you. Be sure to ask if there are any commissions or fees to pay. Most cash buyers don’t charge fees or commissions but it’s always good to ask in advance.
