My home needs a lot of repairs; can you really buy it as-is?
We can and we do! You won’t need to pay for an official inspection or wait for one to be completed. We deal with any repairs or pitfalls and rest assured we won’t back out. We understand how quickly home maintenance can get away from you. If you don’t have the time or money to fix things, that’s okay. Here are a few examples of repairs we have taken on with previous home purchases.
Are you just going to give me a lowball offer because of the condition of my home?
We don’t make lowball offers. Yes, you may get less money than if you sold retail. But you won’t need to keep paying all your home expenses while you wait for your home to sell or invest in repairs or updates. We’ll give you an offer that accounts for the work that we will need to do after we purchase the home, and we take on the risk of any major repairs. Here’s exactly how we arrive at your offer…It’s a simple formula!
We take the value of your home after we fix it up (the after-repair value or ARV), we subtract the cost of repairs and updates, our holding costs (such as taxes, utilities, etc.), our selling costs (closing costs, realtor fees, etc.), and our salary and overhead costs. The remainder is your offer.

What if your financing falls through?
It won’t! We bring cash to closing so you won’t risk your deal falling through due to failed funding. We may pay with money from our bank account or use non-conventional funding.
